Poles are storming the Spanish property market — with the Costa del Sol at the top of the list
Spain, and the sunny Costa del Sol in particular, is breaking popularity records among Polish investors. The latest figures confirm an undiminished appetite for apartments and houses under Iberian skies. In the first quarter of 2025 alone, Poles bought close to a thousand properties — an impressive rise of almost 25% on the same period a year earlier. It is a phenomenon that has put nearly 12,500 Spanish properties into Polish hands since the start of 2021.
Costa del Sol: a safe haven and a byword for sunlit luxury
What draws Poles so strongly to the Iberian Peninsula, and to the Costa del Sol above all? According to analyses — including those in Spain's largest business daily, "Expansión" — the key factor is a sense of security. Amid global uncertainty, the Costa del Sol, thousands of kilometres from potential flashpoints in Europe, looks like an oasis of calm and a stable place to diversify assets.
But security is not everything. Marbella and the whole Costa del Sol tempt above all with an unrivalled climate, bathed in sunshine for more than 320 days a year. The setting — tucked between the mountains and the azure Mediterranean — creates an atmosphere you will not find anywhere else. These are the qualities pushing more and more Poles not merely to buy a second holiday home, but to relocate permanently and make Spain their main address. The data backs it up: in 2024 Spain was the second most popular destination for people moving out of Poland, with a marked rise in interest.
Who is investing on the Costa del Sol? From remote work to fulfilled dreams
Property market experts, including experienced agents working on the Costa del Sol, see clear trends. The turning point was the remote-work boom that followed the pandemic. Many Poles first tested the Spanish lifestyle by renting and then, won over by the possibilities, decided to buy a property of their own.
The growth curve is striking:
- In 2021 Poles bought a little over 1,100 apartments and houses.
- A year later the figure had climbed to almost 3,000.
- In 2023 it was close to 3,200.
- And 2024 closed with more than 4,200 properties purchased.

Buyers notably include tech specialists, often around 40 years old, who value being able to combine work with an exceptional lifestyle. Andalusia: the undisputed leader of the Spanish market
The Costa del Sol, the pearl of Andalusia, is a cosmopolitan region famous not only for its beaches but for world-class golf courses — hence its nickname, the "Costa del Golf". Little wonder that Andalusia has been the leader of the Spanish property market for years. In 2024, 124,799 apartments and houses were bought here, close to 20% of the entire Spanish market (and those figures do not yet include all new-build transactions, which tend to appear in the statistics with a delay).
The trend held in the first quarter of 2025. Andalusia again came out on top, with 36,318 properties sold — almost 20% of all transactions in the country. Of those, 998 went to Polish buyers, giving them a solid 9th place among foreign investors and a 3.9% share of the regional market.
Changes on the horizon: what is new for investors?
Recent legislative changes are worth noting. On 3 April 2025 the "golden visa" scheme was discontinued; it had allowed non-EU citizens to obtain residence rights in exchange for significant investment, including in property. Regulations are also being announced around a potential 100% tax for buyers from outside the EU, which could affect decisions by investors from the United Kingdom among others, who have topped the rankings for years.
These changes may reshuffle the order among foreign buyers, but they should not significantly weaken the fundamental appeal of Spain — and especially the Costa del Sol — for investors from the European Union, Poland included.
