Poles are breaking record after record in Spanish property

2024 was another landmark year for Polish investors on the Costa del Sol. In the first three quarters alone, Poles bought more than 3,100 properties — 26% more than in the same period of 2023. That puts our community fourth among foreign buyers, right behind the British, the Germans and the Moroccans.

Why do we choose the Spanish coast?

The Costa del Sol has drawn Poles for years with its atmosphere, its landscapes and its investment potential. Lower living costs and a stable property market matter just as much. High-quality schooling, healthcare and a rich cultural and leisure offer have turned places like Marbella and Fuengirola into a dream home not only for tourists, but for entire families.

The statistics show most transactions happen on the new-build market — modern developments with pools attract investors from all over the world. But the resale market has plenty to offer too.

Spain: a haven for investors and families

Spain, and the Costa del Sol in particular, offers far more stable and predictable investment conditions than Poland. Eurostat data shows the Spanish property market has posted healthy, balanced growth in recent years, which keeps the risk of a speculative bubble low. In Poland, meanwhile, high interest rates and the current slowdown in the sector are raising concerns about an overheating market.

Rental yields in Spain are attractive as well, especially in tourist regions such as the Costa del Sol. Average ROI reaches 8% to as much as 12% a year, driven by strong demand for short-term holiday lets and steady inbound migration. In Poland, ROI often stops at 6–7%, particularly on long-term rentals.

There is a long-term dimension too. A steadily growing number of visitors and a high quality of life — 320 days of sunshine, modern infrastructure, international schools — keep attracting both investors and people looking for somewhere to settle for good. Property here does not just generate steady income; it is also an ideal safe haven for capital over the long run.
